Terms & Conditions
The terms on which the £750 residential planning service is provided.
These terms apply to services provided by Easy Architecture, operated by [TRADING NAME AND ADDRESS]. We will confirm the agreed scope with you before work begins.
1. The service
Easy Architecture prepares planning drawings and prepares, submits and manages householder planning applications for straightforward residential projects in England — typically rear extensions, side extensions, loft conversions and similar household work.
Suitability is confirmed during your free consultation. We will tell you honestly if your project is not suited to the service.
2. Fees
Our professional fee for an agreed straightforward planning project is £750.
The local authority's statutory planning application fee is set by government, is separate from our fee and is paid to the council.
Payment of our fee is due before the application is submitted, unless we agree otherwise in writing.
3. Information you provide
For suitable projects we work from information you supply — existing drawings, photographs and, where needed, specific measurements we ask you to take, with clear instructions.
You are responsible for confirming that the information and dimensions you supply are correct, and for telling us about anything that affects the property, such as boundaries, listed status or a conservation area.
4. Our responsibility
We are responsible for preparing accurate drawings from the information provided, and for preparing and managing the application with reasonable skill and care. We check the critical dimensions with you before anything is submitted.
Nothing in these terms limits our responsibility for our own errors.
5. Planning decisions
We prepare applications carefully in accordance with the relevant planning requirements and guidance, but the final decision rests with the local planning authority. Planning approval cannot be guaranteed by anyone, and our fee is for the work carried out rather than a particular outcome.
6. Amendments and additional work
Reasonable amendments to the agreed project, including reasonable amendments requested by a planning officer, are included.
Substantial client-driven design changes requiring significant additional CAD or design work are charged at £50 per hour, agreed with you in advance.
A fundamentally different project requires a new quotation.
7. Surveys, specialist reports and structural engineering
Where a project requires a site visit or a measured survey, we can provide one for an additional fee agreed in advance.
Specialist reports required by a council — for example arboricultural, heritage, flood risk or ecology reports — are provided by third parties and charged separately.
Structural calculations and engineering design are separate specialist services provided by a qualified structural engineer, not by Easy Architecture. We can arrange or recommend them where required.
8. Planning drawings are not construction drawings
Planning drawings are prepared for the purpose of obtaining planning permission. They are not construction or setting-out drawings and should not be used to build from.
Dimensions and site conditions must be checked on site by the contractor before any construction or fabrication begins. Building Regulations drawings and structural design are separate services.
9. Cancellation and delays
If you cancel before submission, we will charge fairly for the work carried out to that point.
Timescales for producing drawings depend on receiving the information we need from you. The determination period after submission is controlled by the local authority, not by us.
10. Copyright
We retain copyright in the drawings we produce. On payment of our fee you receive a licence to use them for your planning application and for the project they were prepared for.
